That’s easier said than done—but with a few key steps, you can put yourself in a much stronger position.


Why You Should Hire a Tenant Representative

Unless you’re already commercial real estate savvy and have negotiated office leases before, your first and best step is to hire a tenant representative broker.

A tenant rep:

  • Works for you, not the landlord

  • Knows the market, the buildings, and the going rates

  • Spots lease terms and “gotchas” that most business owners miss

Yes, tenant reps cost money. But in most cases, the amount you pay them is small compared to what a bad lease can cost you over time.


What Is a Tenant Representative?

In the real estate world, most brokers you meet—whether you’re buying a home or leasing retail, industrial, or office space—are ultimately working for the owner/landlord.

That’s generally accepted in residential real estate.But in commercial leasing, it’s a different game.

You’ll be dealing with:

  • The landlord, and

  • The landlord’s listing broker

Both are usually very experienced in commercial real estate and lease negotiations.

Ask yourself:

  • Are you just as experienced in evaluating commercial space?

  • Do you fully understand commercial lease language and how it affects your costs and flexibility over time?

If not, you need someone on your side who is:

  • Just as experienced as the landlord’s team

  • Focused only on your interests

  • Able to spot the hidden risks in a lease that might not be obvious on day one—but could hurt you years later

That’s the role of a tenant representative.


Talk to a Tenant Rep Before You Sign

In any business decision, it rarely hurts to talk to an expert.

Whether or not you ultimately hire a tenant rep, it costs nothing to:

  • Reach out

  • Explain what kind of space you’re looking for

  • Ask what they can do for you
